Complete renovation of an existing run-down house formerly divided into student housing apartments and reconfiguration into an updated custom single-family home with expansive views of the Cascade mountains and Lake Washington.

Highlands Hills House – Bellevue WA

Additions to and complete renovation of existing mid-century modern home, including seismic and energy upgrades, updated bathrooms and kitchen, and new outdoor living space.

Summerwalk Apartments at Klahanie – Issaquah, WA

346-units, 15 building, apartment complex on wooded, steeply sloped site. Project included site design, building design of apartments, community center, daycare center and pool house.  Recipient of Master Builders Design Award.

Trail Walk Condominiums – Kenmore, WA

17-acre park and 180-unit apartment building with parking garage on environmentally sensitive site with flood plain and designated Class 1 wetlands and Class 1 stream. Design required special care to protect the parkland during construction and to provide permanent storm water detention within the building footprint.

Array Apartments – Seattle, WA

Feasibility study, conceptual design, and pro-forma for 230-unit mixed-use retail and apartment development.

Revive Hot Yoga – Bonney Lake, WA

Upgrades to existing lease space for new yoga facility, with group therapy rooms, including one hot yoga studio, including changing facilities, childcare, offices and gift shop.

Midas Plaza – Bellevue, WA

Site redevelopment of existing strip mall; relocation of existing tenants and creation of new tenant lease spaces; utility and drainage upgrades, reconfigured parking allotments, stabilization of steep slope and landscape design for the entire site.

La Vie En Rose Nail Salon & Spa – Bellevue, WA

Interior design and architectural services for a new Salon for manicures, pedicures and facial therapy incorporating specialized equipment and ventilation requirements.

Oleaje Flamenco – Bellevue, WA

Rehearsal studio, offices, prop storage and dance academy for Flamenco dance company. Brief includes specialized lighting and acoustic design to simulate an on-stage performance.

Summit Office Towers – Bellevue, WA

New complex of speculative office lease space in three towers with below-grade parking; Building One has 270,000 square feet on 12 floors; Building Two has 400,000 square feet on 18 floors. Building Three provides an additional 335,000 square feet. The 1600 vehicle underground parking garage structurally links the three buildings together with a landscaped plaza on its roof.

Mount Baker Ridge Office Building – Seattle, WA

Custom office building on Mount Baker ridge with views, a signature office building for Law firm with additional office lease spaces, street level retail, and below-grade parking.

Aerospace Machinists Union Building – Seattle, WA

Headquarters office building and union meeting hall on an industrial, riverside site in south Seattle.

Dodds Pacific Building – Seattle, WA

Selective demolition, and reconstruction of former dairy warehouse for conversion to multi-use office/retail building with parking garage. Project included seismic and code upgrades, interior design, and hazardous materials removal.

Lumen Field Concession Areas – Seattle, WA

Design and consulting services and coordination with Food Services Equipment designers for all concessions stands within Lumen Field, including all field, club and suite level food service. Queuing studies for incorporating lines into the stadium design for both food service and bathroom queues.

Temple of Justice Renovation – Olympia, WA

Seismic, structural, lighting, and accessibility upgrades to the historical, Washington Supreme Court building on the capitol campus. Interior redesign to provide for departmental office expansion.

Gossman Center for Advanced Pediatrics and Perinatal Simulation, Swedish Medical Center – Seattle, WA

A technically cutting-edge training facility for Pediatric surgery staff, the facility uses life-like androids – birthing mothers and infants – to simulate a variety of neonatal and obstetric procedures, with situations ranging from routine examination to emergency response. Simulation facilities parallel functional emergency rooms, birthing rooms, and surgical suites. Android are wireless, stand-alone units under control of Simulation Staff. All simulation rooms are monitored with multiple video cameras, feeding three debriefing rooms with real-time or replay audio-visual capabilities.

Outpatient Imaging: Ultrasound Relocation & MRI Addition, Swedish Medical Center: Cherry Hill – Seattle WA

Tenant improvements to an existing Radiation Oncology clinic to provide treatment rooms and technicians’ workrooms for the existing Ultrasound Department, relocated as part of ongoing renovations to the Imaging Department; Addition of a new 3 Tesla MRI unit, upgrades to the spaces for staff facilities and patient processing.

Southwest Washington Diagnostics Center – Centralia, WA

Tenant improvements and construction phasing coordination for Space Planning a new Magnetic Resonance Imaging clinic in a new speculative medical office building.

US Vein Clinic – Kent, WA

Tenant improvements for phlebotomy clinic with three exam rooms, two ultrasound rooms, two procedure rooms, a recovery room, offices, reception area and biohazard storage.

Des Moines Park Ballpark Renovation – Des Moines, WA

Irrigation repairs and restoration of 1903 baseball park listed on the Historic Register. Repairs included special milling of siding material, raising of stands, new foundations, new drainage system, and regrading of the infield.

Monroe Public Works Facilities – Monroe, WA

Development of conceptual design building plans and site layout for publication for voters for bond issue. Project included a new office building for the City of Monroe Public Works Department, Planning and Building Departments, and office lease space, and a new 12 bay maintenance facility.

Thurston Residence – Medina, WA

Renovation and new landscaping of established estate garden for a parcel being rebuilt with a new larger residence; including soil analysis, selective removal of plantings, major pruning and tree service, relocation of established plants, design of architectural landscape elements in coordination with house Architect.

Timber Ridge Condominiums Landscape Master Plan – Woodinville, WA

Long-term planning for renovation of severely neglected landscape. Project includes remediation of natural drainage, storm water detention and native hydrology; planting and plant maintenance scheduling, tree removal and replacement; mitigation of erosion on steep slopes and repair and replacement of irrigation systems. The 9-acre property has 16 residential buildings, 400 parking spaces, three roadways and community center.

Chang Market Garden – Kirkland, WA

Garden consulting, include site planning, soil analysis and recommendations for soil improvement and management of existing facilities.

Private Gardens – Renton, Bellevue, Redmond, Kirkland, Bothell, and Brier, WA

Landscape and hardscape design for 12 private residences.
